After someone purchases a house, that home is recorded as being “Sold” on public records and thru the local MLS, if the transaction used a REALTOR. Once the house is posted as a sale, appraisers then use the sale as a comparable in their appraisals! Most banks require an appraiser to drive by the comparable houses used in their report and take their picture. In theory, this shows that the appraiser actually knows about the comparable house to be able to compare it to the house they are appraising. In reality, it weirds people out to have someone driving by and taking a picture of their house! All this to say, after you buy a new home; just know that strangers may be driving by your home for well up to a year and taking a picture of your home! An appraiser usually won’t get out of their car, they’ll just take a picture out their window. Now, of course, if you have someone driving by repeatedly and/or getting out of their car, walking around, touching things; well that is not an appraiser! Be aware of your neighbors for sure! But, know that appraisers are out there! And they mean you no harm!
